Our Process
From your first idea to the keys to your new home.

Building a home is a big decision. At Oceanside Living, we've created a clear and structured process to guide you from your initial enquiry through to handover.

Whether you choose one of our thoughtfully designed homes and make it your own, or take the custom design route, we'll guide you through each stage so you know what's happening, what's required and what's coming next.
01 — Enquiry
Let's understand what you're looking to build.
Every project starts with understanding your needs, your site and what you're hoping to achieve. For many clients, the journey starts by choosing from our extensive range of thoughtfully designed homes. From there, you can personalise your chosen design with your own style, finishes and features to make it uniquely yours.
For projects that require something different, we can take the custom design route and create a home specifically around your site and requirements.
We'll help you:
- Explore our range of home designs
- Find a design that suits your block and lifestyle
- Discuss modifications and personalisation
- Understand your budget and priorities
- Explore custom design options
- Identify the best pathway for your project
02 — Pre-Construction Agreement
Let's get the project moving.
Once we've established the right direction for your project, we'll outline the next stage of work required to develop your design and costing.
The Pre-Construction Agreement allows us to progress the project through the detailed design and costing process before you commit to the full building contract.
This stage may include:
-
Confirming the project scope
-
Confirming the proposed design direction
-
Reviewing site-specific requirements
-
Establishing the pre-construction services required
-
Agreeing on the applicable pre-construction costs

This gives both you and Oceanside Living a clear understanding of what's involved before moving towards the Building Contract.
03 — Design & Costing
Creating the home and establishing the investment.
With the project underway, we'll develop your design and work through the details required to establish the cost of your home.
This is where your ideas start becoming a defined project.
We'll work through:
-
Floor plan and functionality
-
Site positioning and orientation
-
External appearance
-
Indoor and outdoor living
-
Key design features
-
Site-specific requirements
-
Construction costs
-

-
Project-specific costs
-
Site Survey and soil reports will be arranged ready for the next stage
Â
We'll work with you to balance design, functionality and budget, making sure the proposed home aligns with what you're looking to achieve.
04 — Full Working Drawings
Turning your design into a buildable project.
Once the design direction and costing have been established, we move into detailed documentation.
The working drawings provide the technical information required to accurately document how your home will be constructed.
We'll develop:
-
